ALEXANDER VALLEY RESORT

Cloverdale, California. The 254 acre Alexander Valley Resort (“AVR”) project continues to move forward. Annexation into the City of Cloverdale is complete and the reparcelization process to reflect the adopted Specific Plan was completed in August 2011. Final agreements for crossing easements with the North Coast Railroad Authority have been completed and recorded. The last hurdle to completion of entitlements is rescission of the waste discharge requirements by the State Water Board in regards to the wood waste land fill. This should be completed by March 2012
The City has approved reparcelization of the property to reflect the approved Specific Plan.
Over the past ten years, Tyris has continued to clean up and prepare the property for future development. All of the contaminated soils have been removed, old foundations and debris that remained after Louisiana Pacific vacated the property have been demolished and removed, ground water contamination in the area of the golf course is continuing to be monitored and over a million cubic yards of a wood waste landfill and contaminated soils have been moved and remediated in preparation for the development and construction of the resort. Once entitlements are complete the project land will be offered for sale.
The AVR project includes a regulation 18 hole par 70 golf course including driving range and clubhouse, a 100-150 room resort hotel with conference facilities, spa and restaurant, 40 resort residential villas, 105 detached single family homes, 25 estate homes, and a 2 acre entry commercial site approved for wine tasting and a restaurant that overlooks a small pond and the 18th hole of the golf course.

WINE COUNTRY OUTLETS

Cloverdale, California. Tyris is in the process of designing and permiting a 124,000 sq. ft. retail center on 13 acres at the corner of Asti Road and Santana Drive in Cloverdale, called The Wine Country Outlets
The projct will consist of five anchor tenants and miscellaneous retailers that specialize in discount goods. Upon approval by the City of Cloverdale, the center will be developed in conjunction witht the adjacent Alexander Valley Resport. Various studies are under way to complete the application for submittal to the City.

TYRIS EXPANDS COMMUNICATIONS BUSINESS

Concord, California. Jim Pedersen and Michael Spight head up Tyris Corporation’s Communication Division. Jim comes to Tyris Corporation from American Tower Corporation where he had worked for nine years as a Site Manager. Mike Spight is the 3rd generation of Spights to operate and manage telecom sites in the western U.S. Tyris Corporation (formerly Diablo Communications, Inc.) has been in the tower business since 1959, having built such notable sites as Mt. Diablo, Mt. Tamalpias, and Mt. Loma Prieta in Northern California.
Jim Pedersen has over 35 years of experience in the telecommunications industry. Previous experience includes work with American Tower Corporation, Diablo Communications, Inc., Watson Communications, RCA Service Company and General Electric’s Mobile Radio Division. He has extensive experience in electromagnetic interference, cellular systems, microwave, satellite technologies, and other aspects of telecommunications work.
Over the course of the next few years, Tyris will be looking for new acquisition and site management opportunities.
